Terms and Conditions of Rental at 'Les Saules'

We will accept reservations for Les Saules, subject to the following terms and conditions of hire. 

1. Contract :
All bookings will form a contract between you, the Tenant (first named on the booking form) and the property owners (Andrew and Frances Lewis). In signing the booking form, you agree to the terms and conditions. Any changes and alterations to the contract are required to be in writing. If any of the legal requirements set out in the contract are inoperative or impractical, or become so after the completion of the contract, the effectiveness of the rest of the contract will not be affected. 
The contract is governed by English Law.

2. Rental: We (the owners) will not accept bookings for persons or groups under 18 years of age.

3. Bookings: We will provisionally accept a booking by email or telephone, and we will hold this for a period of five days so that you (the tenant) can complete the booking form and send a non- refundable deposit of 25% of the due rental. If we do not receive a booking form and deposit within the agreed time period, then we are under no obligation to hold the booking, and we will release the dates to other enquirers. Should we receive your booking form and deposit after we have confirmed another booking, we will give you the option of amending the dates, or we will refund your deposit. If we accept your booking, and you have paid your deposit, you will become liable for the balance of the agreed cost of rental 8 weeks before the start of your holiday, otherwise your booking will be cancelled and you will forfeit your deposit. Bookings made within 8 weeks of the start date of your holiday or short breaks must be paid for in full at the time of booking.

4. Damage / Extra cleaning: You should treat the property, including the furniture and other contents with care. You are responsible for the actions of other people, including any guests or visitors you might have, within the house and grounds. You are liable for any damaged goods, damage to the property or damages to anything else related to the property (e.g. swimming pool, tools, or machinery), whether caused by you or your accompanying guests or visitors. All bookings are accepted on the condition that the property is left in the same state of repair, order and cleanliness both inside and outside as at the start of the holiday, if you do not have time to leave the house as you found it, there will be an additional charge of £50. The person who made the booking will be required to pay for breakage and / or damage and cleaning as necessary. You should report all breakages to the owners or their representatives and you should note any minor damage, in writing, at the end of your stay. 

5. Sleeping Capacity: The maximum number of people allowed is 8. Please discuss your needs with  regard to babies or toddlers at the time of booking.

6. Availability: The tenancy agreement is made on the understanding that Les Saules (as advertised on the internet) is available for the requested dates. In the unlikely event that we are forced to cancel the booking because of events beyond their control (e.g. acts of God such as storm damage or flooding, fire, or other tenant damage), we will advise you as early as possible and will refund all monies we have received in respect of your booking and we agree that you will have no further claim against us. 

7. Occupation times: Tenancies commence after 5 pm (unless otherwise agreed), on the start date of the tenancy and terminate at 10.00 am on the leaving date. Additional fees will be charged at the owners’ discretion for exceeding the 10am deadline, unless agreed by prior arrangement.

8. Breakage Deposit: You will be asked to pay a £250 breakage / cleaning deposit with your final booking payment. This will be refunded in full within seven days of the end of your holiday, provided there is no damage and the property has been left in an acceptable condition. We reserve the right impose an additional £150 deposit for non - family groups, to be returned in part or full within seven days of vacating the property. 

9. Access to property: The Property Owner or their representatives shall be allowed access to Les Saules at any reasonable time during any holiday occupancy. 

10. Animals: No animals are allowed.

11. Linen: We will provide bed linen for the number of people stated on the booking form. Although there is a washing machine in the property, we can provide additional bed linen for mid week changes upon request at an additional cost of £5 per person. Towels are not included. If you wish to hire towels (hand, bath and pool), you can do so at an additional cost of £5 per person and this payment should be added to your booking fee. Please do not use bath and hand towels by the pool or house towels with hair dyes, colourants, or self tanning creams. We deduct money from your security deposit for damage to linen or towels. Linen and blankets for cots are not supplied, so you will need to bring your own.

12. Smoking: Smoking is not allowed inside the house. Please make sure that cigarette ends are disposed of properly in the dustbin, and not discarded in the garden.

13. Septic Tank: Like many properties in France, Les Saules has a septic tank. It is a modern and very effective system and works as well as mains drainage, provided that you use common sense. This means not throwing anything down the toilet other than human waste and toilet paper, or using sensible quantities of washing powder or detergents and not pouring fat or chemicals into the system. In the unlikely event of an emergency call out, we reserve the right to charge you, if the reason for call out is a direct result of abuse.

14. Special Needs: If you have any special requests or needs, you must advise us at the time of booking, although we cannot guarantee that any requests will be met, we will try and accommodate you if we can. Failure to meet special requests is not a breach of contract. It is your responsibility to satisfy yourself that the property is completely suitable for your needs prior to booking. Please note that if a particular requirement is not specified on the Website then it is not provided. 

15. Motor Car and Personal Belongings: Baggage and personal belongings are at the tenants’ risk at all times, and no responsibility can be accepted for loss of or damage to any vehicle or its contents. 

16. Cancellation: If the you (the tenant) cancel this contract before the arrival date and can’t name a someone who will accept the same date and terms (and is acceptable alternative booking to the owners), you are responsible for paying the following penalty fees to cover costs, as long as further rental is not possible. 
Your initial 25% deposit is non-refundable.
- up to 28 days before the start date 70% of rental 
- up to 21 days before the start date 85% of rental 
- Less than 14 days before the start date 100% of rental 
If you need to cancel for any reason, you should advise us immediately by telephone or e-mail, followed by a confirmatory letter. The date of cancellation is considered to be the date the confirmatory letter is received by us. Whilst we will attempt to find and alternative tenant upon receipt of written confirmation of your cancellation, we are not obliged to do so. If you leave the property before the agreed departure date for any reason, no refund will be made.

17 Complaints: Every effort has been made to ensure that you have an enjoyable holiday. If however, you have any cause for complaint please contact the owners or their representatives immediately, so that problems can be quickly addressed and resolved. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.

18. Data protection and Privacy: Information provided on Booking Forms will remain confidential and will not be disclosed to a third party or used for any other purpose. 

19. Your Safety: There is a house book inside Les Saules that provides a safety guide for our guests.

20. House Rules: You agree to abide by the house rules. A copy of the house rules is kept inside the house  and is available at any time upon request. These are not particularly onerous, and only require guests to apply common sense and courtesy during their stay.
